The goal is to start infrastructure April of 2020 and homes in August (weather permitting).  The first homes could be ready for occupancy in December of 2020.

Custom homesites will be available for selection in Winter 2019. Grenway homes will be available for selection in Spring 2020

Pool and clubhouse will begin construction around the same timeframe as the Phase 1 homes; the Health Club will start construction at the end of 2020; and the Restaurant will start construction in early 2021.

Construction is planned to start at the South end (Covell Blvd.) in all neighborhoods and move North.  Infrastructure starts in the South.

Bretton Woods was annexed into the City of Davis in June 2019.

Lots in each category are the same size.  Custom lots are larger; typically 52′ wide x 105′ deep. Greenway homesites are typically 45′ wide x 94′ deep.

We are in the process of working out the final details with a national active adult homebuilder.  Custom homes will be built by custom homebuilders of your choice.

Yes. Two phases.

Phase One: This will include 20 custom homesites; 85 Greenway homes; 38 Bungalows; 33 Cottages and 48 condominiums.

Phase Two: This will include 31 custom homesites and 65 Greenway homes.

Water Use Restrictions: Types of landscaping and water related appliances set by State Regulations.  The Homeowners’ Association will have its own well for landscaping, but all homes, etc. are on City of Davis water system.

Greenway homes have five foot side yard setbacks; 20′ x 25′ backyard. Approximately 65′ in front path landscaping between homes.

At the current time, we are not anticipating special Bretton Woods Mello-Roos taxes.  Tax estimates are subject to City of Davis assessment. We do not have tax estimates at this time.

Standard bank financing available from local and national lenders.  Deposits with purchase contracts generally 3% of the home price.

Of course.  When we get closer to reservations, we will make it available.  The results are nothing exceptional, usual Davis expansive soils and typical foundation requirements.

The Clubhouse will have meeting rooms near the restaurant/coffee house.  There certainly will be several interest/volunteer groups formed over time.  The HOA management will help organize the groups.

Unlike Sun City which has 6,000-9,000 homes, effectively a small city; we only have 380.  Our neighborhood is intended to be an extension of the Davis/UC Davis community with all it has to offer.

“Formal Reservations” for custom homesites will be available in Winter 2019.

You will be able to select your own architect and custom homebuilder.  We will likely sponsor a homebuilders’ event early Winter so you can meet local homebuilders, but the decision is entirely yours to make.

The home construction timeline for custom homesites is as follows:

  • Start within 18 months of the homesite purchase;
  • Custom home construction typically takes twelve months form start to finish (typical timeline quoted by contractors)
  • Reasonable extension (6 months) to start home; therefore maximum 24 months.
  • Close of escrow on homesite: when its available to build on – estimated October 1, 2020.  This is the key reason we are giving advanced notice now.

All home construction categories are independent of each other.  Separate construction crews plus individual custom builders.

Optional Caregiver units will be available on all Greenway homes and Custom homes. They are planned to be located above the garage. This design will be similar to flats you may have seen in other communities.

They will include a bedroom, sitting area, bathroom and small kitchen area (not including cooking facilities).

Greenway homes will have an approved masterplan for the unit which can be built anytime.  A few Bungalow lots will have space for a separate suite.  Condominiums and Cottages will not have a separate Caregiver unit.

“Rough” Definition: Four walls, windows where appropriate. Exposed studs, basic pipes where intended to be located, and one electrical box properly located for later wire distribution in walls. No sheet rock.  This will look like a large storage space.  In many cases it could remain that way for a decade or more.  The builder is considering insulating and finishing the walls with sheetrock, but no decision has been confirmed yet.

I expect most units will have gas fireplaces.
